Built on
expertise

Ian Arthur founded Edge Construction after more than two decades delivering projects across the Caribbean. His background as a qualified quantity surveyor sets Edge apart in a market where most contractors come from a trade background rather than a commercial and cost management one.

That difference shows in how we run projects. Budgets are built honestly. Programmes are set and kept. Clients receive clear, consistent communication from the first conversation to the final handover.

Over the years Edge has worked on some of the most recognised developments in Turks and Caicos, including top resorts and private estate projects across Providenciales. We work primarily on Provo and can extend to the outer islands on request.

Quantity surveying background: Ian brings commercial rigour to every project. That means accurate cost planning from day one, disciplined procurement and no surprises at the end of a build.

Why Edge

Most construction companies in TCI are trade-led. Edge is different. Ian's background as a quantity surveyor means every project starts with commercial discipline, not just tools and labour.

What matters to you Edge Construction Typical contractor
Budget accuracy QS-prepared estimates with local material and labour rates built in Rough figures, revised upward once work begins
Cost transparency Open book throughout — you see where every dollar goes Lump sum or day-rate with limited visibility
Programme discipline Realistic schedules set upfront, tracked weekly, reported honestly Timelines often informal and subject to change
Remote client communication Regular written updates, photos and site reports as standard Varies — often reactive rather than proactive
Island experience 25+ years operating in TCI — supply chain, trades, planning authorities May lack deep knowledge of local conditions and suppliers

Our
approach

Every project we take on reflects the same principles. These are not aspirations. They are the standards we hold ourselves to on every site, for every client.

Quality

We set finish standards at the outset and hold every subcontractor and supplier to them. Quality is not negotiated against cost.

Programme

Realistic programmes agreed before work begins, tracked weekly and reported honestly. Island construction has its challenges; we plan for them.

Transparency

Open book on costs. Regular progress updates. Clients who are overseas receive the same communication as those on island. No surprises.

Partnership

We work closely with architects, interior designers and planners. Good construction is a team effort, and we bring the right relationships to every project.

What our clients
say

"

Ian gave us full visibility on costs from day one. As overseas buyers, that transparency was everything. The build came in on budget and on schedule — something we were told rarely happens in TCI.

Private Villa Owner
Grace Bay, Providenciales
"

We engaged Edge for a full resort renovation. Ian's QS background meant the procurement was handled properly, trades were coordinated efficiently and the finish quality was exactly what we needed.

Resort Development Manager
Turks and Caicos
"

Ian's drone topographical survey was instrumental in closing the sale of a large development parcel. The buyer's team had questions about elevation and drainage that would have stalled the deal for months. Ian's data answered them in days. It gave everyone the confidence to proceed.

Before you
build

A standard villa build in Providenciales typically runs between 14 and 20 months from breaking ground to handover, depending on size and specification. Factors such as material shipping lead times, planning approvals and seasonal weather can affect this. Edge builds realistic programmes from the outset and tracks progress weekly so clients always know where their project stands.
Most construction materials in TCI are imported, which means shipping costs, import duties and lead times are real factors in any budget. As a quantity surveyor, Ian prices projects with full awareness of local supply chain costs — not mainland rates applied to an island context. This is one of the most common areas where clients working with inexperienced contractors encounter budget overruns.
In most cases, yes. The Turks and Caicos Islands Planning Department requires approval for structural work, extensions and new builds. Edge has extensive experience navigating the local planning process and can advise on requirements early, so approvals are factored into the programme from the start rather than becoming a cause of delay.
Absolutely. A significant portion of Edge's clients are overseas investors and second-home owners. Ian provides regular written updates, site photography and budget reports throughout every project. You will always know what is happening on your site, who is on it and what has been spent — without needing to be in TCI to find out.
Drone topographical mapping uses aerial survey technology to produce accurate, detailed maps of a site's terrain and elevation. This data is invaluable at the pre-design stage — it informs foundation decisions, drainage planning, earthworks estimates and planning applications. For any new build or significant site work, it typically pays for itself many times over by removing uncertainty early.
Contact Ian directly — by phone, WhatsApp or email. He will arrange an initial conversation at no cost or obligation. From there, Edge can provide a professional pre-construction estimate based on your brief, site conditions and specification. There are no surprises about how estimates are prepared or what goes into them.
